Is There a "Better Selling Season" For Your Western North Carolina Real Estate?

As we come into the winter months, many Brevard would-be home sellers will think about holding off on listing their home, waiting for the perceived "selling season" to put their home on the market. But if you're ready to sell your home now, is waiting until spring and summer a better option? Surprisingly, no... Not according to the data, it isn't.

Analyzing a year's worth of data by season on three quarters of a million homes listed across the country found:
Homes listed in winter sell faster: 46 days in winter vs. 55 days in summer.

  • Homes listed in winter are more likely to sell: 59.2% sell in winter vs. 53.1% sell in summer.

  • Homes listed in winter sell closest to their original price: a 2.7% drop from the final price in winter vs. a 5.2% drop from the final price in summer, worth more than $7,000 on a $300,000 home.
  • Although spring-listed homes sell the fastest, winter comes in second at six percent below the median, while homes listed in summer and fall both sell slower than the median (12% and 16%, respectively). Overall, winter-listed homes sell best and they sell 1.4 % closer to their original list price than the median.

    Fall Foliage In The Blue Ridge Mountains of Brevard, NC

    The mountain beauty of Brevard, NC real estate is always spectacular, but the fall foliage season adds a particularly impressive beauty to the surrounding Blue Ridge Mountains.

    You can feel it in the air... summer is moving out and fall is moving in and the mountains of Western North Carolina will soon be an explosion of fall colors.     Drive the Blue Ridge Parkway. Follow the Parkway through 17 North Carolina counties, as well as the Pisgah and Nantahala National Forests and Dupont State Park. Experience the different vistas found at the various elevations while viewing from one of the many paved overlooks along the way.

    Take the Parkway alternative, The Forest Heritage National Scenic Byway (US 276). Drive into Brevard, NC and stop at popular viewing spots such as Looking Glass Falls.

    Float the French Broad River. Kayak or canoe down the French Broad River for a different perspective on the fall foliage. Strike out on your own or join in with one of the many guided tours available in the Brevard and Asheville areas for a most memorable day.

    Take a hike. There is a myriad of hiking trails in the Western North Carolina mountains suited for any level of experience that will bring you into the midst of the colors of fall and the amazing mountain scenery.

    A bird's eye view. Brevard and Asheville have hot air balloon companies that will take you through the Transylvania County sky to experience the beautiful Blue Ridge Mountains from a whole new perspective.

    Brevard NC Kayaking and Canoeing

    In Brevard, NC,  along with miles of amazing hiking and biking trails, you'll find many rivers, streams, lakes, and waterways ideal for canoeing, kayaking, or even whitewater rafting. Transylvania county is the headwaters of the French Broad River which flows for 213 miles from Rosman,NC, through Brevard and Asheville, and into Tennessee.  Whether you are an experienced paddler or looking to try something new, exploring Brevard by water is a truly unique and memorable experience.

    Follow the bends and turns of the free flowing French Broad River in a kayak or canoe and enjoy the perfect mountain views and abundant wildlife found along its banks.  Known for its vast variety of birds, you are sure to see Great Blue Herons, Egrets and more. With  250 awe- inspiring waterfalls located here in Transylvania County,  you are able to view a few of them along your float as well.   And, if you are looking for something a bit more adventurous, there are areas along the river where you will find white-waters, from mild to the more intense.   For flat water paddlers,  beautiful Cascade Lake on the edge of DuPont State Forest, just minutes from Brevard, is a perfect destination.
