When it’s time to buy a home, it’s also time to select a buyer’s agent

When it’s time to buy a home, it’s also time to select a buyer’s agent. This is so critical to be represented with your interests in this all important transaction. But how do you choose one? First and foremost not all buyers’ agents have gone through the extensive training, or hold the credentials of a REBAC agent. Here are some of the most significant issues to consider and questions to ask when interviewing your Accredited Buyer’s Representative or for any agent you may be talking with. As my motto says “Not all agents are equal” and this is so true. If you ask agents that right off the top of their head can’t answer these simple questions below then you should run! If I had to add some other questions it would be "how much is your agent investing in their own business'? Visit the Kaiser Team Web Site and you decide how to answer the above question. Choosing a Buyer’s Representative Questions to ask: Experience and Credentials How long have you been a buyer’s agent? How long have you been an Accredited Buyer’s Representative? What other real estate designations or credentials do you hold? References Can you share the names and contact details for three past buyer clients who can provide references? Knowledge What are your areas of specialized knowledge? Which types of housing or neighborhoods do you know best? Representation Please explain what representation choices I have as a buyer. What is meant by fiduciary duties? Do you practice dual representation? Services Provided Please explain how you will assist me at each stage of the transaction. Do you have a written buyer representation agreement that details our obligations to each other? Compensation How will you be compensated? If I hire you as my buyer’s agent will I be subjected to any additional costs in my transaction? Finding Properties Do you have full access to the Multiple Listing Service (MLS)? Will you try to find suitable properties beyond the MLS? Personal Support Will you handle all aspects of my transaction, or will I be working with assistants? Who will be explaining the various forms, agreements and steps required to reach closing? Negotiating Will you counsel me on a negotiating strategy and appropriate contingencies? How will you package my offer to the seller? Will you personally present my offer? Financing Will you provide guidance on affordability, mortgage options and how to choose a lender? Why should I consider becoming pre-qualified or pre-approved on a mortgage? Related Service-Providers Can you provide referrals to providers of other services related to my transaction, including home inspectors, surveyors, movers, etc.? The Accredited Buyer’s Representative (ABR®) designation is awarded by the Real Estate Buyer’s Agent Council (REBAC), a subsidiary of the National Association of REALTORS® (NAR). To learn more about REBAC and access various homebuyer resources, please visit www.REBAC.net. To learn more about Brevard, Hendersonville, Asheville and surrounding areas visit our web site and our blog to find out the latest in Real Estate updates, tips, tricks and what to ask, When is it best to buy NC Real Estate as well as do a Real Estate Search. We have much to be thankful for, and Jewll and I are thankful for all of you touching our lives and I must admit all in a positive way! Here is the passage of Psalms 100 that is a psalm of praise. Make a joyful noise unto the Lord, all ye lands. Serve the Lord with gladness: come before his presence with singing. Know ye that the Lord he is God; it is he that has made us, and not we ourselves: we are his people, and the sheep of his pasture. Enter into the gates with thanksgiving, and unto his courts with praise; be thankful unto him, and bless his name. For the Lord is good: his mercy is everlasting: and his truth endureth to all generations. Gods word is so wonderful, and I could not have expressed what is truely in my heart wishing all of you a wonderful Thanksgiving but, Psalms 100 says it all! 50 Oakdale Ave in Brevard North Carolina 28712 a home you love to come home to!

Fantastic location and home to match not in the Brevard, North Carolinas city limits, but it's just across the street so location- location- like walk to the grocery store, Big K -Mart and restaurants and all along you have the country feeling when at home. This three bedroom 2 bath home offers everything on the mail level  and the quests or the rest of the family has two more bedrooms, bath, an office space as well as a private exterior porch off the rear bedroom offering privacy and spacious enough for a large group.

This home is as best as I can describe it a modified A fame that sits on top of am unfinished very large and tall crawl space with double door entrance large enough for a car but in the old day s maybe this was their intension. One of my favorite features of all the house even though it has a wood burning fireplace with a wood insert in it, that I truly love the heat that emits from them in the winter,  is the entire exterior of the home has a covered wrap around deck. At the rear of the home the entire length of 40 feet is totally covered in and it has a 10+x8'10 wing extending further off the porch that is fully screened in, so you have about another 450+ square feet of private wooded view, enclosed area to enjoy all that why people come to Brevard North Carolina, to make there second home or retirement home their favorite place to live.

Even the walkway into the home as can be see in the following videos was thoughtfully designed and built for not having to take unnecessary rising steps. As you enter the home you first notice the fireplace as your entering into the living room-dining combination, with a bedroom and full bath to the left side and the right side offers a spacious kitchen with plenty of storage and cabinetry. Naturally there is an exterior door so one could grill out on the covered decking’s.

Upstairs offers 2 more bedrooms and a full bath and once again one of the bedrooms to the rear where it offers the most privacy is a spacious patio overlooking the remainder of the wooded lots features. Where at this time of year you can see just about every color of leafs imaginable.

So now I am sure you’re wondering what this fine home is selling for and this is the next wonderful surprise and that is it's only $155,000. And with the potential of a second home being built on the lot this is a real bargain. The second lot would require some study for a septic system as any lot in out county but there is city water available.

Watch the videos and give Jewell or Jay a call today for your private showing. And before I forget there is a het pump for heat and air as well as the home may be purchased furnished as an option. Come visit the land of waterfalls Brevard NC and home of Brevard College, the Brevard Music Center and home of the finest craftsman and artist one could ever imagine. MLS number for your reference is 476779.

Be sure and visit www.HomeInBrevard.com for greater details or just give Jewell or Jay a call at 828-421-0375.

Transylvania County (Brevard NC) Awarded Leed Silver Certification for New Jail & Public Safety Building

CHARLOTTE, N.C. - The U.S. Green Building Council recently awarded Transylvania County's new public safety facility LEED Silver certification to mark a significant green building milestone for the county and the state. The $17 million facility, designed by Moseley Architects, is the first public safety facility in North Carolina to attain the coveted Silver status, officials say. In addition, to planning and design work, Moseley, which is headquartered in Richmond, Va., provided a range of other services on the project, including security design and interiors, construction administration, transition consulting and staff training. The project price tag includes the costs associated with master planning and site preparation work with M.B. Kahn Construction Co. of Columbia, S.C., acting as general contractor. The site is master planned to accommodate other county functions and facilities, such as the proposed replacement courthouse and justice center, officials say. The new 63,000-square-foot county building, located approximately 120 miles west of Charlotte in Brevard, incorporates a 120-bed jail, the sheriff's office with space for the detective and patrol divisions, jail administration, a training facility, and staff amenities. A 911 dispatch, and an emergency operations center are located adjacent to the lobby, which accommodates administrative space and a visitor waiting area with video visitation. The county jail, which can be accessed via a secure vehicular sally port, features intake, booking and magistrate's areas, and also incorporates a kitchen with warehouse space, laundry room and a variety of other ancillary support space. Although the majority of the building follows a single-story configuration, housing pods, which are outfitted with video visitation rooms and outdoor recreation areas are located in a two-story structure adjacent to the magistrate's court and the sheriff's office and booking area. The aesthetic of the facility, which is dominated by brick and steel, is influenced by the surrounding environment and local architecture with the design team incorporating regional materials to achieve the desired sense of civic presence. Driven by the county's remit to optimize operational costs and sustainability, the project team designed and constructed the new public safety facility according to USGBC guidelines with the objective of LEED certification. The project team incorporated a range of strategies and measures and the use of locally sourced materials contributed to sustainability efforts and the push for LEED certification. The project team also utilized recycled-content building materials and FSC-certified wood products, while more than 70 percent of construction waste was diverted from landfill to recycling centers. Low-flow plumbing fixtures incorporated throughout administrative, public and secure detention areas yield a 42 percent reduction in water consumption compared to a similar conventionally designed building, while individual lighting controls increase occupant comfort and reduce energy consumption, officials say. The building incorporates a reflective roofing membrane designed to mitigate the heat island effect and reduce HVAC loads to further conserve energy. In addition, the facility is outfitted with energy-efficient building systems, equipment, appliances and fixtures throughout. The design team implemented an indoor air quality management plan and utilized low-emitting interior materials to enhance indoor air quality and safeguard occupant health, while the development also preserved more than 50 percent of the site as forest and vegetated open space. Brevard North Carolina and Transylvania County-A Natural Wonder of the World

Transylvania County & Brevard are consistently rated by national publications as one of America's Best Small Towns and one of America's Best Places to Retire. Located in scenic Western North Carolina, Brevard features the very best the area has to offer, from a friendly small town atmosphere to the conveniences of a modern city. Our friendly, enjoyable small-town environment is rich in some of the finest in our world of natural beauty, cultural heritage, and social amenities. Brevard's close proximity and easy access to major metropolitan area like Asheville, Greenville, Charlotte, and Atlanta make it an ideal place to live.

Fall Colors around Brevard NC

All week long this week our lows at night will be in the upper 50's and the unusually or as the weather man says unseasonably warm weather during the day in the very low 80's. Normally this time of year we are in the mid 70's. I hate to day it folks but what more can one ask for with the climate here, free natural resources, views wither of mountains, creeks, streams, rivers and waterfalls at every turn. Why Brevard for your next North Carolina real estate shopping to me is a no brainer. Even our pricing has never been this low before for land, lots, and even a rare commodity of lake front property. You may not know this but all lakes in Western North Carolina are all man made, so now is the time to take advantage of these rare opportunities of the lots, and homes available on these lakes.

To continue about our weather, Brevard has four distinct seasons where our winters are mild with crisp, clear skies where you can see for as far as your eyes can see. Summers offer warm days and cool nights and even at the lower elevations of 2100 feet there is rarely a need for air-conditioning. Spring fills the area with an abundance of blooms, budding flowers, daffodils pop their heads out early every winter and you know spring is right around the corner. Fall colors are spectacular to say the least. And our trees are as though they have been painted throughout all the mountains and valleys in such a spectacular array of reds, yellow, and oranges.

Known as "The Land of Waterfalls", Brevard is a nature lover's paradise with a photo shoot at everywhere you look. The DuPont State & the Gorgeous State Parks not failing to mention the Pisgah National Forest covers more 40% of Transylvania County. We have another 4% in Flood Property that runs along the French Broad River, as Transylvania County is the headwaters of the French Broad, east Fork, and North Fork and Middle fork flowing mostly out of the Pisgah National Forest.

A recent announcement and now another huge parcel of about 8000 acres being sold by our ex congressman Charles Taylor is about to become a conservation easement making almost 50% of our entire county, this is what I call natural controlled growth. Just having these features in your back yard provide endless possibilities for hiking, fishing, backpacking, camping, and other outdoor activities. The French Broad River and the Davidson River are popular for fishing, kayaking, canoeing, and tubing. Without a doubt our county is full of enjoyable natural resources that can be enjoyed for free.

Brevard offers year-round cultural events. Brevard College, a four-year liberal arts college, is home to the Paul Porter Performing Arts Center, which hosts performances throughout the year. The world renowned Brevard Music Center, with Keith Lockhart as Artistic Director, offers outstanding guest musicians and artists during the summer months, with concerts several times during the week. In addition, several festivals fill the streets off Brevard throughout the year. Transylvania County has a state-of-the-art public library located in downtown Brevard.

Now to one of our favorite residents in our county are the well-known white squirrels. These unique almost all white creatures even thought they are not a native to Brevard they can be seen in many areas in and around Brevard. Not albino as they have brown eyes and a brown line that runs along the head. Be sure and check out in the blogs section of www.HomeInBrevard.com for the history of our towns white friends. There are several stories as to how the white squirrels arrived in out county but it is told where a pair of white squirrels, on the lam from a traveling carnival in the 1950s, started a family that now spans generations of wonderful white friends. Not to mention but we have an annual White Squirrel festival that is always a hit during the summer. Although they are not a designated species, they are true white in color and have dark eyes like the more common gray squirrels, and are mixing with the grey squirrel species.

Yes I am White

Brevard continually year after year wins awards for the best place to retire or this year one of the top 2 Coolest small towns in all of America, So why look anywhere else?

It is a place where 250 waterfalls and countless streams have taken centuries to patiently carve the very faces of these mountains.

Where local bluegrass jams coexist along virtuoso performances by some of the greatest classical musicians of our time. The Porter center Located at Brevard College, the Music Center just compliment all the heritage of our culture and music.

Another interesting feature about Transylvania County is that we receive the greatest amount of rain in the State of North Carolina where just 35 miles away in Asheville they receive the least. I often wonder how this could be as they receive far more snowfalls in the winter and in the Northern County of Madison County and those that join the Tennessee boarder often receive up to as foot at a time and thus some of the best snow skiing takes place just a little over an hour away. Having these amounts of rain of upwards of 80 inches a year offers a temperate rain forest that supports some of the rarest plant and animal species on the planet. Yes that's right, here in Brevard NC.

In short, Brevard is like no other place on the planet earth, Brevard North Carolina and Transylvania County-A Natural Wonder of the World. Welcome to the Land of Waterfalls and home of the white squirrels, and a rain forest at that. Undoubtedly it makes us a world apart from all of our competitors as can be verified by all the articles about Brevard being consistently rated by national publications as one of America's Best Small Towns and one of America's Best Places to Retire. Located in scenic Western North Carolina, Brevard features the very best the area has to offer, from a friendly small town atmosphere to the conveniences of a modern city. Its pleasant small-town environment is rich in natural beauty, cultural heritage, and social amenities. Brevard's close proximity and easy access to major metropolitan area like Asheville, Greenville, Charlotte, and Atlanta make it an ideal place to live.

Sylvan Habitat offers the perfect location only 5 miles from Brevard NC. And one of our trails goes directly into DuPontStateForest. Peruse our site to get more information about our Community, including size and price of lots, location, and maps.
Neighborhood
Sylvan Habitat is the result of a desire to recreate an old-fashioned family neighborhood in a beautiful mountain setting. Quality of life is so important and should be a part of your next decision.
So many of our contemporary subdivisions lack neighborhood character. While they may contain beautiful homes, the individual houses stand in isolation, and their inhabitants are confined either to their own yards or to the insides of their cars.
Sylvan Habitat turns this situation inside out. Every lot is situated on a multiuse trail suitable for pedestrian, bicycle, and equestrian use. Residents will find it natural and easy to get out of their house after dinner, or before breakfast, and amble or ride their horses or bicycles on the trails. They likely would encounter a neighbor or two on the way.
Private Family Retreat
But while you may not consider yourself reclusive, you occasionally desire seclusion and privacy for your family and yourself - when you want it. We haven't forgotten about that either. With just 44 lots planned on 555 acres, you get plenty of privacy. And the CarolinaBlue RidgeMountain topography has generously provided us with numerous interesting house sites including many small knolls surrounded by hardwood forest coves, streams, and Blue Ridge mountain views. So you have the best of both worlds - privacy and community.
Access
What happens when you walk out of your house, and past your neighbors' houses, and into the woods? The trails keep going - through the greenways of Sylvan Habitat, winding their way along the old logging roads of the conservation areas, and finally ending up at the nearby DuPontStateForest. If you finally complete your exploration of your own private trails at Sylvan Habitat, you have over 11,000 acres of equestrian, mountain bike, and pedestrian trails accessible without ever getting in your car.
If you want to emerge from the woods into a larger community, Brevard, NC is just 4 miles away. It's an exceptional town - BrevardCollege and the BrevardMusicCenter give it an interesting collegiate and musical flavor and provide you with entertainment. The MusicCenter and the College sponsor quality concerts and theatre throughout year. Several top-quality restaurants are open year round, and quaint village shopping awaits the curious.
And don't forget Asheville - the regional airport is only 20 to 25  minutes away, and the city of Asheville has a restored 19th century downtown area that is a treasure trove of unique shops and restaurants.
Natural Beauty
Sylvan Habitat is blessed with more than 12 sparkling mountain streams, waterfalls, and great views of the Blue Ridge to the Northwest, and the Saluda Mountains of South Carolina to the southeast. A ridge cuts diagonally through the property, defining forested valleys on either side. Southerly and easterly exposures predominate, giving you the morning sunshine, and the warming winter rays. Altitudes range from 2700 to 3100 feet. While not even hills by Himalayan standards, the altitude of the Southern Appalachians affords an interesting summertime temperature drop when compared to the Southern Piedmont and the Coastal Plain.
And to help you experience the diversity of this typical Southern Appalachian setting of coves and ridges, we will mark a separate system of pedestrian-only trails, which wind through the deep Rhododendron covered valleys, and along the pristine mountain trout streams.
Conservation
While we recognize that any development has environmental impact, we have striven to create a community that minimizes impact while maximizing access to outdoor recreation. The final plan conserves about 50% of the entire tract. The development area is confined to areas along ridges - minimizing stream impact in the coves below. Multiuse trails, houses, and roads are kept away from the lowlands as much as possible - only pedestrian trails, at least 30 feet from streams, are planned in the ecologically sensitive valleys. Houses are clustered in the Northeast and Central sectors, minimizing the length of roadways required. Covenants will keep manmade disturbances as far from streams as possible. A conservation easement is planned for the 200+ contiguous acres included within Sylvan Habitat - and greenways protect our many small streams.
You a Sylvan Habitant?
Who will populate Sylvan Habitat? People who seek a wonderful place to raise a family. People who love the outdoors. People who love outdoor recreation, including horseback riding, mountain bikes, and walking. People who are seeking a second vacation home, which will one day become their retirement home. People who seek an escape from the big city. People who seek peace and recreation in the cool mountains and quiet villages of an earlier time.
Trails
Two types of trails are provided at Sylvan Habitat. Three miles of multiuse trails are under construction or presently in place. Mostly, they are old logging roads, so they have ideal grades and widths for multiple uses, including horses, mountain bike, or people on foot. Probably 5 miles of these private trails will be in place within Sylvan Habitat before we are finished. THE TOP 10 CREDIT DONT'S DURING THE LOAN PROCESS

THE TOP 10 CREDIT DONT'S DURING THE LOAN PROCESS
1. DONT'S DO ANYTHING THAT WILL CAUSE A RED FLAG TO BE RAISED BY THE SCORING SYSTEM. This would include adding new accounts, co-signing on a loan, changing your name or address with the bureaus. The less activity on your reports during the loan process, the better.
2. DONT'S APPLY FOR NEW CREDIT OF ANY KIND. Including those you have been pre-approved credit card invitations that you receive in the mail or online. Every time that you have your credit pulled by a potential creditor or lender, you lose points from your credit score immediately. Depending on the elements in your current credit report, you could lose anywhere from one to 20 points for one hard inquiry.
3. DONT'S PAY OFF COLLECTIONS OR CHARGE OFFS during the loan process. Unless you can negotiate a delete letter, paying collections will decrease the credit score immediately due to the date of last activity becoming recent. If you want to pay off old accounts, do it through escrow at closing.
4. DON DONT'S MAX OUT OR OVER CHARGE ON YOUR CREDIT CARD ACCOUNTS. This is the fastest way....read the rest of the article at www.HomeINBrevard.Com http://www.homeinbrevard.com/newspost693-top-ten-credit-donts.aspx

The Brevard NC Real Estate update & The Pisgah National Forest

by Jay Kaiser on June 16, 2010

The Pisgah National Forest has 512,670 acres and is one of four in the state of NC. We have the Grandfather, Appalachian as well as the Pisgah district of rangers that spread to the edge of Western NC. Looking for a hike we have 950 miles of trails that are open to foot traffic, bike and horse. Not to mention but the Appalachian Trail runs through our forest for a grand total of 110 miles. The Brevard NC area is so blessed to have this abundance of unspoiled native lands, many parts never seen by mans eyes.

Come for a visit and let me show you why I fell in love with this area and decided to sell Real Estate here. Visit http://www.homesinbrevardnc.com/ for more great information on our area as well as Real Estate listings.

Mini-Apartments Catching on Among Renters Who Can't Pay Retail for Choice Neighborhoods
By Roger Vincent

RISMEDIA, June 11, 2010--(MCT)--Timm Freeman's Santa Monica apartment has 17-foot ceilings, granite countertops and collector guitars hanging on the wall. He's got a built-in microwave, dishwasher and central air conditioning.
All in 350 square feet.
Freeman's coffee table is also his dining table. His desk is three steps from his sitting room. And three paces from his stove.
"Everything is within three steps of the next thing," said Freeman, 40, a graphic designer.
Southern California, meet the Manhattan-sized mini-apartment. In a region known for its sprawl, diminutive dwellings are finding a toehold among renters who couldn't otherwise afford to live in choice neighborhoods.
Freeman's apartment may be smaller than many suburban master bedrooms, but rents in his Olympic Studios complex are comparatively small too: $1,110 a month at the low end, and the beach is just a mile away.
Prospective tenants need to sign up for a waiting list: The 165-unit Olympic Studios has been filled since it opened in late 2008. The developers are now building a similar complex nearby, and a pint-sized apartment project is also planned for the Palms neighborhood of West Los Angeles.
The units are about the same size as a large recreational vehicle and have the same design imperative: Fit as many features as possible into a small space, but don't make it claustrophobic.
"It's like a Rubik's Cube," said Jim Andersen of NMS Properties, which built Olympic Studios. "It's a geometry problem."

This was the last cell phone call

The Honda crotch rocket rider was traveling at approximately
85 mph. The VW driver was talking on a cell phone when she
Pulled out from a side street, apparently not seeing the
Motorcycle. The riders reaction time was not sufficient
Enough to avoid this accident.

The car had two passengers
And the bike rider was found INSIDE the car with them.

The Volkswagen actually flipped over from the force of impact
And landed 20 feet from where the collision took place.

All three involved (two in the car and the bike rider) were
Killed instantly. This graphic demonstration was placed at
The Motorcycle Fair by the Police and Road Safety Department..

Pass this on to car drivers or soon to be
New drivers, or new motorcycle owners

AND ESPECIALLY EVERYONE YOU KNOW WHO HAS A CELL PHONE!!!!!
A picture is worth a thousand words.

Save a life

Stop talking on Cell phones and Texting while  trying to drive.

The life you save may be your own..... Or mine...

The Barns Of Madison County NC

Today we had my wife's family reunion in the Big Pine area of Madison County NC. As we traveled I was impressed at the number old barns in all kinds of conditions and uses. But the actual number of them amazed me. It was obvious that every property or farm was well equipped with one or up to four or 5 barns, sheds, cribs, chicken coups etc.
Here is a sampling of what I saw today. the family names are as follows: My wife's dad is a Worley, and her mom was a Payne, The grandparents to great grandparents were Shelton's and Massey to Canaday Worley who was a traveling preacher that rode his horse or walked sometimes for days, crossing almost impassable mountains and terrain on end to reach his destination to spread the gospel of Jesus Christ. Payed most times would be eggs, potatoes, a chicken, or whatever they could afford. ,
More to come soon! but for now enjoy the Barns of Madision County
